I’d like to talk a little about professionalism, or maybe the lack of it.  When you are interviewing an agent, there are many things  to ask about their knowledge of the  market and much more.  But one of the most important aspects of your relationship with your agent (and anyone else for that matter) is communication.  Most agents will be able to tell you how they will market your home, just like I do, but how many will let you know what your relationship with them will be with them throughout the process.  You need to know what is going on and you shouldn’t have to guess.  You should have constant contact, not to worry or pester, but so you don’t have to worry.  You shouldn’t have to ask.  This communication goes beyond contact between you and your agent, and includes the agent’s communication with other agents, the title company and lender. 

 A couple of months ago, when I called an agent who had shown one of my listings (as I always do), she let me know that it was between my listing and one other.  She mentioned that she never gets follow up calls from agents and she was impressed that I was looking out for my client.  She said they were going back to look at both and that if the client couldn’t decide, she would let the client know about my follow up.  She thought that if I was that conscientious about the showing, that I would be the same for the rest of the process.  The client agreed and we just closed that listing.  Now, I’m not saying that will happen every time, but it is obvious that clear communication among all parties is important. 

 Here’s one more example.  I contact every agent that shows one of my listings.  This is important not only to find out what the potential buyer thought, but to get feedback on how it shows, so my client and I will know if any adjustments need to be made.  In the past week, I have had 3 agents not return my call or email for feedback. I think it is safe to say that the buyers didn’t like the property.  But, it shows that there is a lack of common courtesy and professionalism on the part of the other agents.  I also think it is safe to say that those agents probably don’t follow up on their listings showings as well, or they would understand the right way to handle these calls.  That is definitely something to think about for the potential sellers out there.
