Is the Housing Crisis Over?

Hi,

I am often asked whether now is a good time to buy, or whether it is prudent to wait a few more months.  Obviously, everyones situation is different, but it goes to the basic needs of getting as much infoas possible  to make an informed decision.

The media is constantly bombarding us with the negatives.  So the fact that there was a positive article in the Wall Street Journal this week it important.  We are starting to see more positive news mixed in.  That is a good indicator that we may be stabilizing.

25 Biggest Mistakes

Hi,

My wife is a huge fan of HGTV.  There was a show on last week, (and it's being re-played a couple more times) that goes over the 25 biggest real estate mistakes.  As a Realtor, I try to provide the best advice to my clients to ensure that the transaction goes as smooth as possible. Are short sales the answer?

I occasionally get questions about short sales, from buyers and sellers.  Buyers want to know what the advantages and disadvantages are, and sellers want to know if it is a better way out of a dire situation.  There was an article in the Wall Street Journal last week that addresses short sales.  While it is by no means a full educational disertation on the subject, it does shed some light.  Most buyers searching for the bargains tend to stay away from the short sales due to the aggravation involved.  The article mentions the low percentage of short sales that are actually completed.  The

Ever changing expectations

Well, spring is definitely here.  We hit 90 degree temps for the first time this year, and obviously not the last.  We haven't had much rain, but flowers are blooming, and it is still great here in the Desert Southwest.

I have been assisting a few Canadian buyers lately.  There are some differences to take into consideration when assisting out of town buyers, whether from out of the country or not.  One of my current clients said to me, "you should write a novel about people like us who keep changing what they want"  Ok, not an exact quote, but pretty much what he said.  The thought

Desert Ridge Market Report 2/08

There were 5 homes sold in Desert Ridge in February, 2008, with an average listing price of $571,760 and an average sale price of $551,980.  Sale prices were 97% of list prices.  Sold Price per Square Foot was $205.35.  The range of sold homes was $390,000 to $700,000.  As of March 2, there are 11 pending or contingent homes under contract.  As of March 2, there are 164 active listings with an average list price of $654,577 and average list $/sq.ft. of $224.86

 

As expected, closings were low reflecting slower traffic during the holiday season.  January traffic picked up, and that may be reflected
