Phoenix and Scottsdale Homes Appreciate in '06 DESPITE slow market!

While the number of homes sold in 2006 dropped 40% from '05's numbers, we still saw an average appreciation of 13.3%, for a median sales price of $595,000. 

Prices for the Phoenix Metro area as a whole were up 8.4%, for an average of $260,600.  Again -NOT TOO SHABBY FOR A BAD YEAR!                                                                                        

We've said it before, and we'll say it again - Yes, it is a different, more-normalized market than we saw in '05 - AND THAT IS GOOD FOR ALL INVOLVED!  We saw unsustainable appreciation levels, and now we are heading back to a normal market.  Phoenix, the metro area, and Scottsdale are still great places to live, work, and play - and invest in a home!  You won't double your money in 2 years again, but appreciation is expected at NORMAL (6-8%) rates Valley-wide for the next few years.  Compound that with the quality of life you live in your own home and tax benefits of being a homeowner, and you really can't miss with Phoenix real estate!
