A lot of new info coming out this week!

Good Monday to all....

We have been incredibly busy researching info for both clients and our website....we apologize for neglecting our blog lately....

We have an investment group we are working with as buyers.  Yes, investors STILL see Phoenix as a viable market!  There is so much 'doom and gloom' propaganda out there now, we know.  Bottom line is:  The Phoenix market will continue to grow.  It has a perfect climate, an increasing job market, and influx of new residents. Are we going to see homes sold the 1st day on market, for well above list price this year?  No.  Are we going to see a 56% appreciation this year?  No.  As a seller, as long as you price your home correctly, it will sell!  There is a lot of competition right now, but as long as you are realistic, a buyer is out there!  It will just take 60-75 days on average - which is still below the national average of 90 days to 6 months, depending on area.  There are a considerable number of listings on the market that are well above any comparable sales - they are unjustifiably high.  We refer to this tactic as "fishing" - they are putting a price out there, and if they get it, great - if not, oh well.  These are sellers that either don't really want to move, or will move for the right (pie-in-the-sky) price.  These listings also make the average days-on-market count rise, since they aren't selling.

As Realtors, it is our duty to advise sellers on market trends, realistic expectations, and guide them through the transaction. 

For buyers, we are obligated to point out any discrepancies between list price and value, even if it means we earn less commission.  We would much rather earn your trust and respect, so that you would refer us in the future, than make a couple extra bucks now and have clients bad-mouth us.  Our reputation is EVERYTHING.
