Public Reports

Hi, and welcome to the weekend. 

A couple of months ago, the Arizona Dept. of Real Estate (ADRE) started making public reports available on their website.  This is great for anyone looking to buy or sell an existing home.  Public reports are issued to builders when they are building new communities.  Builders are required to provide new home buyers a public report.  Well, what about the second owner of the home?  They get a Seller's Property Disclosure Statement (SPDS) filled out by the seller, but that doesn't include information about the soil conditions, flood plains and surrounding areas that are included in public reports.  If you are purchasing a resale home built 1997 or after, then you now have the availability to receive the public report on your subdivision.  This is great for everyone, as it helps provide the full disclosure that makes all real estate transactions go smoother.  If you have any questions on this, please feel free to contact us.
