ATTENTION, INVESTORS!

Yes, leasebacks are still available!  Sharon and a client picked up 2 model homes that will be leased back from them for another 9 to 12 months.  While it is INCREDIBLY difficult to find model home leasebacks, there are a number of owner-occupied homes where the owners desire to lease back.  This most often happens when the existing owners want to build a home, have to sell their existing home to qualify, and don't want to move twice.  There are currently a number of homes in the Queen Creek area with leaseback stipulations - and we all know, Queen Creek is rapidly appreciating!  Most of them ask for a 6 month leaseback, and then month-to-month after.  We have our pulse on the building industry, and right now, there's not a builder in Phoenix completing new homes in six months....so that guarantees a longer lease period.

What are some advantages to investing in a leaseback?

1. Guaranteed lessors - with a regular rental property, you may have to wait weeks to months to find a renter.
2.  The sellers are more likely to take better care of the property, since they have emotional attachment to it - it's still "their home" in their eyes.
3.  There is a value attached to the sellers not having to move twice, rent an apartment, pay for storage, etc - you can command a higher rent than you might with a regular tenant. 
4.  What could be better than having someone else make your payments for you, while the home appreciates?!
