CONGRATS!

Hi!

We want to send our congrats to Jen Town, who had an offer accepted on a home in Phoenix!  This is her first home and she's very excited!

With such a busy real estate market in the Phoenix area, we came across a situation with this home.  We had placed an offer on it the first day it hit the market, for above asking price.  We were outbid, but stayed in contact with the listing agent.  The buyer she had had NEVER SEEN THE HOME, and their agent didn't even practice in Phoenix!  This is highly unethical, to tie up a property sight-unseen.  That buyer ended up cancelling the contract once they saw the property, and we were able to snatch it up before it went back on the market. 

We bring this up for 2 reasons; #1 - We work hard for our buyers - we kept in contact with the lister and ultimately got the home - at our original offer price.  #2 - For the protection of our sellers, we will advise them NOT to accept a contract if the buyer has not seen the home.  Why take your home off the market in this hot real estate climate, only to have a buyer cancel?  If they can't take the time to VIEW your home BEFORE making an offer, you can't expect them to be that serious of a buyer.  Think of it this way - do you think you could buy a home sight-unseen?
