Busy day

Well, Adam was right yesterday - it was a busy day!
He took investor clients out to view multi-family properties in the Phoenix area. Investment properties are still hot commodities in Phoenix; the secret is out about our great appreciation levels and quality of life here. One of the homes they saw had 100% occupancy, PLUS the seller resided on the property and would be leasing the home back from the buyer, while his new home is constructed. That is AWESOME to have built-in tenants! If you might be interested in purchasing a home where the sellers would lease it back, please let us know; most home builders right now will NOT accept contracts contingent upon selling an existing home, so people who want to buy new have to sell their old first. Many people do not want to have to move twice, so it is ideal for them to sell to an investor.
I took out a buyer looking at upscale condos in Scottsdale, and I think we might have found the one! The Scottsdale condo market is kind of odd right now, as there are a number of apartment-to-condo conversions. Not everyone likes the feel of an apartment; condos tend to have more thought put into layout and design. However, in certain areas and price ranges, conversions are all that are available.....
