Do you know who is coming into your home?

HI, Today I want to talk about another thing I discuss with my seller clients about listing their home for sale. Obviously when you are selling your home you want as many people to come through and look at it as possible. I am constantly confounded when I am researching listings to show my buyer clients and find that the listing says there is a mechanical lockbox, but there is no code and I need to call to get the code. I think this puts a roadblock in the way of someone looking to view the home. Many times, I call or text and I don’t get a response. Therefore I can't get into the property. I realize that in some instances there are good reasons for this method, and it usually involves some restriction placed by the seller. I only use an electronic lockbox on my listings. The fact that an agent can buy 5 or 6 mechanical boxes for the cost of one electronic box may be a reason an agent will do that, but it’s not a good one. I want to know who is coming into your home. With a mechanical box, you won’t know. I use the electronic box because everytime an agent enters your home, I will be notified within minutes. There are some distinct advantages to this. I can now contact the agent for feedback. That can include what the buyer thought of the home, as well as feedback on items that might be an issue to be addressed. It also allows me to know who the last person in the house was if there is the rare issue, like a door left open or unlocked. There are rules against agents giving out the codes for mechanical boxes, but unfortunately it happens anyway. That won’t happen with an electronic box. That means that you will only have someone with an authorized ekey to use the lockbox entering your home. Selling your home is my first priority. But equal to that is your security and cost cutting with mechanical boxes won’t help with either.
