Section 8 Housing in the Phoenix area

HI,

Have you thought about buying rental property, but just aren't sure if it's the right thing for you?  Maybe you've heard about the headaches of being a landlord?  Maybe your just not sure how to go about it?  What kind of financing do I need, what kind of property should I consider? How much does property management cost, or should I do it myself? 

Some of the questions can only be answered by yourself, because it comes down to the comfort level you have.  But having the right information available will help you.  On top of the decision to buy investment property, many people consider what kind of tenants they want.  Section 8 has long been viewed with a wary eye.  But that seems to be by people who have never actually dealt with it.  If you talk to section 8 landlords, most will tell you they are very happy. 

Simply put, a typical section 8 tenant has too much at risk to mess up your property or not honor any of the terms of the lease.  That doesn't mean that there aren't people who break the rules, but it's less likely than with the general population.  On top of that, the rents are typically higher than the market rate you might otherwise get.  So, higher rent, typically better tenants equal a good choice.
