Canadian/American thoughts

I am going to veer off the real estate topic a bit today.  I mentioned a few days ago about the interesting conversations I had with some Canadian citizens recently.  We talked about the housing market, politics and general perceptions of citizens on both sides of the border. 

 

First, the housing market.  (what else would be first, after all, this is a real estate web site).  Obviously, everyone around the world knows that the US housing market is in a slump.  This is blatantly obvious for our North American brothers and sisters.  The US is the giant on the economic front world

City North announces Bloomingdales

It has been expected for quite a while, but this week CityNorth announced the addition of Bloomingdales as another anchor.  CityNorth is a Multi use property now under development in the Desert Ridge area of NE Phoenix. Being developed by the Klutznick group, CityNorth already had announced Nordstroms and many restaurants in the mix.  The total 144 acres will will include retail, residential, office space and a boutique hotel as well.  The addition of the Bloomingdales is another feather in the cap for this destination shopping locale.  CityNorth is a high concept plan with a pedestrian friendly shopping core called High Street.

RE/MAX Excalibur is #1

Today the RE/MAX SouthWest region held it's annual awards celebration.  I just thought it worthwhile to note that RE/MAX Excalibur took home two top awards.  Excalibur had the top dollar volume and top # of transactions in the state and region!  Who says real estate is slow?!  Well we know it is, but having such a tremendous amount of business in a slow market just shows how great our office is.  Congrats to everyone!

MLS Stats as of 2/8/08 Phoenix metro

I thought it would be worth posting some statistics regarding the market.  As of last  Friday, the total number of homes on the market dipped down nearly 5% over the Holidays but have moved back up since. They are still sitting at a lower level, 45414 or down about 2%, from the end of the year. However the current rate of closings is very low due to the fact that it is reflecting activity from the end of the year. Closes in the previous month were 2362 which gives us a supply of 19 1/4 months. One positive sign is the current Pending sales. The good news is these are at the highest level that level we have seen since last August

What a week!

The title says it all.  It has been a fabulous and interesting week.  I spent a few days in Vancouver, BC, Canada this past week, networking with some great RE/MAX agents from all over western Canada.  The weather was as to be expected for Vancouver this time of year, crisp, cool and wet.  Made me long for the fantastic weather of Scottsdale and the Valley of the Sun.  At least it wasn't the frigid temps of mid Alberta though.
