If you haven't been to downtown Phoenix lately, be prepared for the changes!

The Light Rail is both on-time and on-budget, although its construction is causing some traffic flow problems in the downtown area. It is scheduled to open in December of 2008, which will allow for residents in Glendale, Mesa and Tempe to easily commute to downtown Phoenix or other cities on the rail.

Along the Light Rail route, many condominium projects are under way. They vary from condo conversions, to small, intimate buildings, to 30+ story high-rises. The buildings offer different home styles - town homes, lofts, and traditional 'flat' layouts.

We have spent a lot of time recently previewing high-rise condo projects in Phoenix, Scottsdale and Tempe, where base prices often start in the $400 per square foot range.  See our Urban Living page for more details.....

Well, the Phoenix market just had a record set - highest price-per-square foot EVER.  A 2,800 sf corner loft on the second floor of Kierland Lofts sold for $3M - or $1,071.43 per square foot!  This wasn't even the most expensive condo sold this MONTH - that distiction goes to a 4,500 sf penthouse in Landmark at Kierland, which fetched $3.17M!
