Educating the Consumer

My wife started a new job this week. As she gets acquainted with her responsibilities, she is also getting acquainted with her new co-workers. One of them mentioned that she was looking for a new house. Her preference is for new construction so that they can choose what they want in the house without having to change things. My wife, after years of hearing about my business, of course asked if her co-worker was working with a real estate agent. The answer was no. But the real issue with that is that she wasn't using a real estate agent because she thought she had to pay for the services. My wife was of course quick to point out the reality of the situation.

Hello!

We hope you had a fabulous Thanksgiving, and that the 'tryptophan coma' is starting to wear off by now....

We have a busy couple of days here - we assisted clients of ours who will build a home with finding a corporate rental; they are being relocated from Oregon and need somewhere to live while the new home is built.  We're doing a walk-thru on that this afternoon.....

Tomorrow, we will be taking a first look at a great home in Chandler - it is currently tenant-occupied, but we are going for the out-of-state owners to let them know what (if anything) should be done to it prior to listing it the first of the year.

Scottsdale ArtFest this weekend!

 Hello and welcome to the weekend!

We realize there are some football games that are kind of important this weekend, but you should make time to experience the city!  The weather is perfect - why not get out and enjoy it?! 

The City of Scottsdale is hosting its 13th annual ArtFest of Scottsdale - a great outdoor event with over 200 artists, working in everything from painting, sculpture, photography, glass, mosaic, jewlery and more!  There are also performance artists, and for the first time, literary artists.  Here's the details:

Phoenix Home sales up in Oct - prices leveling out

According to news reported at www.azcentral.com, the Valley's single-family home-resale market clicked higher in October, although they aren't near the level sustained in 2005.There were 4,985 sales in October, up slightly from 4,875 the previous month, according to the Arizona Real Estate Center at Arizona State University Polytechnic. The median price stayed essentially flat. The new median of $257,000 is marginally higher than $256,900 in September. The new median is a little more than 1 percent lower than in October of last year. Obviously, pricing and values vary greatly by city, but this paints a far less-grim picture than we seem to see

Market update

When asked what I think the market is going to do, I tend to quote a few different analysts.  Unfortunately, there is no crystal ball, but we can still look at the indicators to predict what MIGHT happen.  I think there was some good news in the statistics released by the Mortgage Bankers Association today. The MBA said its seasonally adjusted index of mortgage application activity, which includes both refinancing and purchasing loans, increased 8.8% to 620.9 the week ended Nov. 3 from the previous week's 570.8.  That was driven primarily by a surge in re-fi's.  What I see as the good news though is that the MBA's seasonally adjusted purchase
