Word of the day

HI,

We thought we would provide another Real Estate Word of the Day.  Todays word is:

Closing - The final settlement of real estate transaction between buyer and seller.

We could go on and on about this one.  We'll try to keep it brief. Closing means many things to many people, but the above definition sums it all up.  Many people think that when they sign the documents at the title company, that is the closing.  No, that is just the signing.  Closing could also be stated as the time when escrow closes.  That is after the loan funds, and the deed records with the county.

Well, we mentioned this a few months ago, but apparently now it is official. Here is text from an article in the AZ Republic this week.

For more than a year, Phoenix has looked forward to surpassing Philadelphia in population to become the nation's fifth-largest city. It didn't happen quite as fast as projected, but results of Maricopa County's official mid-decade census have ended the wait.Phoenix had 1,475,834 residents as of Sept. 1, or 12,013 more than the Census Bureau estimated for Philadelphia as of July 1. Phoenix has been growing by an average of 77 people a day, and Philadelphia is losing population at 27 a day, so the two-month differential

CONGRATS on Arcadia Residences Condo closing!

Market update/strategy to sell your home quickly in Phoenix

Hello and happy Saturday!

We thought we would take a moment to address our strategy for selling homes in the current Phoenix real estate market....

It amazes us how many "For Sale By Owners" and even MLS-listed homes are priced vastly over comparable homes' sales.  2005 was an annomaly; no market can sustain 50%+ annual appreciation.  Yet there are many homes for sale that are priced for another major upturn; this only makes the market look depressed, as it raises the average 'days on market' count. 

Phoenix is still a great place to live, work, and invest in real estate, so long as you have realistic expectations.  The
