Record Land Sale

Hi,

There is so much going on that we forgot to tell you about a record land sale last week in the Desert Ridge Master Planned community. Gray Development, which held the previous per acre price record, paid over $1million per acre for a 32 acre site at the NE corner of 56th Street and Loop 101.  The site is zoned multi-family, and Gray is expected to build condos on it, with construction possibly starting by the end of  the year.  The previous record was $780,000 per acre for a parcel near the JW Marriott Desert Ridge Resort.  Based on the land price, it is expected that the condos will start around the $500,000 mark.

Rent increases expected in 2006

We had a guest speaker at our RE/MAX office meeting this week, who is an expert on multi-family and rental housing.  He shared some great stats with us, and we'd like to pass some of that knowledge on to you!

Vacancy rates in apartments have been steadily declining.  It is currently at a 6% vacancy rate, and with over 6,000 units scheduled to convert to condos this year, that number is only expected to decrease further!  Real Estate - like most markets - is driven by supply and demand.  With such a large chunk of units disappearing from the market, there will be even greater demand for rental units.

Hi Again,

There is so much going on, we never know what to put on the blog. Over the next couple of weeks we hope to get you information on a few new condo conversions before they hit the general public radar.  There will be a couple more conversions in the Camelback Corridor/Arcadia area, Baseline corridor, and Val Vista Lakes area among others. 

We are constantly checking on new and upcoming conversion projects.  We get excited almost daily about new projects, but often times these projects won't actually start for months, so we try to restrain ourselves.  What this means to you is simple - if you know the area you want

It just keeps getting better for people in North Scottsdale and North Phoenix.  In December we posted a blog about the Palisene development NW of Scottsdale Road and the Loop 101. This will be a huge development with shopping, offices, residential, dining and entertainment.  Well, plans have been submitted to the City of Scottsdale for ONE SCOTTSDALE at the NE corner of Scottsdale Road and Loop 101.  This mixed use property is approximately 119 acres and will feature around 1.8 million square feet of retail and office space, approximately 1100 residential units and a "boutique" type hotel. Statistics on affordability of homes in the Western US

Hello again -

Click HERE to read a piece on the affordability of homes.  This gives great comparisions of cities in the western US - as you can see, Phoenix is the most affordable of the 'good climate' areas - it was sunny and 70 degrees today - AGAIN! 

I know we're beating this to death, but the majority of reports all indicate that we will see continued appreciation.  In addition, there is no better place to live!

More Market Updates

There was a builder forum Monday in Phoenix that drew more than 1000 industry players including builders, land brokers, bankers, developers and government officials.  In addition to reviewing the past years numbers, forecasts were given concerning the future of the Phoenix real estate market.  R.L. Brown, one of the top real estate analysts, stated that Phoenix could maintain a pace similar to that of the last year.  2005 saw a record 63,570 permits for new homes, about a 4.4 percent gain over 2004's record.  Although Brown expects the market to slow to around 60,000 permits, that is not much of a slowdown.  He also states that he believes
