I am going to skip the appraisal information mentioned in yesterday's blog to address the horrendous catastrophy that has occured in New Orleans and the Gulf Coast area.  As you probably know, the vast majority of the city of New Orleans is under water due to Hurricane Katrina and the broken levees.  The difficulties that the residents of the stricken area are experiencing is hard to comprehend for most people, especially here in Arizona where it is extremely unlikely that we will ever have to deal with something of this magnitude.

There was an article in the AZ Republic today about the disparity between home prices and appraisals.  We have been talking to our clients for a while about this issue.  Appraisals are performed based on past closings.  Unfortunately, as value is in the eye of the beholder, and people are willing to pay higher and higher prices, the past comps used for the appraisal are having difficulty catching up.    The biggest problem this causes is extreme frustration for both the buyer and seller.  If an appraisal isn't ordered immediately, a house can be off the market for a few weeks, everybody is gearing up for the

According to AZCentral.com, Westcor has agreed to build a mall in Coolidge, AZ - in the far SE Valley.  Westcor owns and opperates major shopping centers such as Scottsdale Fashion Square, Chandler Fashion Center, and Arrowhead Towne Center.  Preliminary plans call for a 1.2 million-square-foot indoor mall similar in size to Chandler Fashion Center, a 600,000-square-foot outdoor big box power center and a 60-acre auto mall.   Restaurants, hotels, theaters and a hospital could also be built.

Sorry we missed a couple of days...  Just some basic stuff to consider:

  If you are replacing an A/C unit and thinking of selling, keep in mind that as of January 23, 2006 all new installations of A/C units have to be 13 SEER.  SEER stands for Seasonal Energy Efficiency Ratio.  The higher the number, the more efficient the unit. (We can give you more details if you want). The previous standard was 10.  It has been rare to find a 13 and most new homes have been coming with 11 or 12.

Yesterday, a record $135 million was paid for 502 acres in the Desert Ridge development in NE Phoenix.  Sales like this are pretty good indicators that the big players in the market don't anticipate problems in the housing market over the next few years.  Land like this typically takes 1-3 years to start development. 

Pulte Homes and Toll Bros. teamed up for the purchase, which at that $135M figure was the highest amount ever paid for a land purchase from the State Land Trust.  Despite the fact that this equates to almost $270,000 per acre, it is not the most expensive price per acre.
