New FHA seasoning rules

January 19th, 2010

At the end of last week a new waiver was announced regarding the 90 seasoning requirement on FHA loans. Since then, every lender has been shouting this from the rooftops to get the word out. I think it is a good thing, but also wonder who this will really benefit. In a way it will benefit us all, but mostly it will benefit the people that have the money to invest.

First, for those of you ...

Phoenix area real estate for Canadians

December 5th, 2009

Hi,

I have been in Alberta Canada for the last few days doing seminars for Canadians looking to purchase vacation or investment property in the Phoenix area. This time of year we always see an influx of "snowbirds" and vacationers. This year it seems to be bigger due to a very favorable exchange rate and lower prices in our market.

Thursday evening I did a seminar in Edmonton, held at th ...

August 2009 Phoenix Area Real Estate Market Report

September 1st, 2009

It's September! The end of summer, and beginning of fall. Here in the desert southwest, we don't get the great fall foliage, but we are just as happy with the cooler temps. While August was hot and dry, the market did cool slightly, but we still have some positive stats.

As expected, sales were down from July. This is typical in August every year, as the weather is hot, people are vac ...

Buy a foreclosure before it's too late!

August 9th, 2009

Hi,

I just read an article from CNNMoney.com that talks about the low inventory levels and rapid sales of REO properties around the country. Although the article doesn't mention the Phoenix area, much of what is discussed is happening here as well. I have mentioned this in my newsletters and blog as well as advising my buyers about the conditions. This market is ever changing and the a ...

More Phoenix area JulyReal estate Statistics

August 5th, 2009

Hi,

I typically try to get market statistics out as early in the month as possible. I gather the info myself from the MLS system and provide data that I think you will find helpful. Inevitably, as soon as I do that I receive other data from title companies and other sources that also shed some light on market conditions. Below is a chart put together by a rep at First American Title. The ...

July 2009 Phoenix Area Real Estate Market Report

August 4th, 2009

Welcome to August! Many students have already started back to school here in the Phoenix area, with many more returning I the next couple of weeks. Time to start studying in school and in the real estate market. July statistics reveal we may have achieved some stability. Many news outlets are doing stories concerning the bottom of the market, and more specifically, that we have hit it. ...

Say it ain't so!

July 5th, 2009

Hi,

I have railed against the media reporting on the real estate market before. And I have another beef. I just read an article on Yahoo.com, that was from smartmoney.com. Unfortunately, I don't think it was so smart. The article was about the top 5 cities to stay away from regarding home purchasing. You guessed it, Phoenix was in there. The problem I have with the article was it's ...

June 2009 Phoenix Area Real Estate Market Report

July 1st, 2009

We have now made it halfway through 2009 and in some ways it has flown by, in others, not so much. Not many people are willing to say we are seeing recovery, and I won't be bold enough to step out and say it either, but we are still seeing some good signs. We still have hard times ahead of us, so let's look at both sides.

The statistics for the Phoenix area real estate market are ...

New website for Distressed Properties

July 1st, 2009

Hi,

I finally got another site up and running that is geared toward helping homeowners that are in financial distress. As a Certified Distressed Property Expert (CDPE), it is my goal to provide education to to those people who are facing possible foreclosure. There are alternatives to foreclosure, and too many people don't know what to do. Often, I can provide solutions that can keep a pe ...
