Vacancy rates declining

We have mentioned before in this blog that rental rates are increasing and vacancy rates continue to decline in the Phoenix area due to many factors.  The top factors include the rising cost of new homes squeezing some potential buyers out of the market, and condo conversions reducing the number of available units for rent.

Mortgage rates tend to be one of the key factors in sales rates.  Rates remain low, and should help the market out of the doldrums as investors start to clear out.  Here is a snippet from Inman News on rates.

San Tan Freeway (202) Opens in Gilbert!

Good news for the SE Valley - tomorrow, the San Tan Freeway will open 12 more miles of road!  We are very excited, as we do quite a bit of business out in Queen Creek - this alleviates some of the congestion we sometimes hit on the I-60.

Open Escrow - a great way to save money if you plan on selling soon!

As promised, we are going to cover the advantages of an "Open Escrow" - essentially, keeping the file open at the title company, for up to 2 years. 

Why would you want to do this?  Well, if you know for certain you will be selling the property soon, this can greatly reduce the amount for your title work!  It costs more on the front end, but saves you money in the end.
